— Manilla NSW —

Windfall, 2195 Namoi River Road

Windfall is a picturesque property rising from the banks of the Namoi River to spectacular mountain ranges. Blending its natural beauty with grazing, irrigation and water, creating a sanctuary where one can truly escape and embrace the beauty of rural life.

Current Enterprise

Approximately 90% of the property is currently used for fine wool and fat lamb production as well as running cattle. The property has the capacity to further it’s carrying capacity through better utilisation of river water and extension of the current reticulated tank and trough system.

  • DSE – Currently 4,000 to 5,000
  • Windfall was once a Poll Hereford Stud for 20 years
  • 120ha (300ac) cropped with the balance grazing

Irrigation

Windfall has excellent alluvial river flats on the southern, entry point, which currently has two pivots covering approximately 40ha (100ac). The pivots provide the enterprise the ability to fatten and finish stock while also being close to the shearing shed and transport. There is further suitable land for additional irrigation.

Soil & Topography

The properties soil ranges from red basalt to alluvial river flats. The upside of having such diverse soils is the varied grass growth after rain.

Water

The standout water feature is the 1.3km frontage to the Namoi River. The river provides valuable irrigation water, stock water and the perfect place for a swim or fishing.

  • 312 megalitre water licenses (212ML River/100ML aquifer)
  • Two bores
  • Approximately 23 dams

The property becomes a haven for a diverse array of birdlife, with the gentle lapping of water providing a melodic backdrop to the symphony of nature.

Infrastructure

  • 4-bedroom plus 5th bedroom/office main homestead
  • 1 x 2-bedroom guest cottage
  • 1 x old cottage with side room
  • New 4-stand shearing shed
  • Machinery/storage shed
  • Hay sheds and workshop
  • 1 x sheep and cattle yards

Nature & Wildlife

Nature and biodiversity play a starring role in this remarkable setting, with pockets of untouched wilderness enhancing the property’s allure and tourism potential. Kurrajong trees dot the landscape with the occasional fig tree and grass trees amongst the dramatic backdrops. The ranges rise to approximately 900 metres and the views from Windfall in every direction are second to none. It is hard to capture the expansive views in a photo with snow occurring on the ranges and a great place to explore.

Location

Windfall is located approximately 22km east of Manilla and 60km north of Tamworth. Armidale is 100kms to the east and both Tamworth and Armidale have daily flights from Sydney and Brisbane. The flight time Sydney -Tamworth is approximately 45 minutes.
